General Information
The purpose of building codes and building inspection is to ensure minimum standards for health, safety, and general welfare are met when considering the structural and mechanical integrity of buildings and structures.
The building inspection services for Poynette are contracted through General Engineering Company out of Portage, Wisconsin.
Fees
The expenditures related to the building inspection service are generally paid entirely through user fees. Please note that the Village collects an application fee and the building inspector collects additional review and inspection fees.
Land Division & Subdivision
No subdivision, land division, or replat within the Village's jurisdiction shall be approved or recorded without compliance with all requirements of Village Ordinance Title III Chapter 1.
The Village has several approval processes depending on the size of the land division or subdivision.
- Subdivisions - For a single act of dividing land that creates five (5) or more lots that are each less than 40 acres in size OR when multiple acts of dividing land within five (5) years creates five (5) or more lots that are each less than 40 acres in size. This act requires a two-part approval process called a Preliminary Plat Review and Final Plat Review.
- Land Divisions - For a single act of dividing land that creates four (4) or fewer lots that are each less than 40 acres in size. This act requires a "certified survey map" approval.
Extraterritorial Land Divisions and Subdivisions
The Village has stated its intent to exercise its Extraterritorial Jurisdiction powers in reviewing land divisions and subdivisions within 1 1/2 miles of the Village boundaries. Depending on the amount of created lots the same certified survey map or platting process applies.
Certified Survey Map
A land division that divides land into 4 or less lots (each less than 40 acres) is created through the recording of a certified survey map. A certified survey map is a map of a land division prepared in accordance with Wis. Stats. 236.34 and in full compliance with Village ordinances.
Extraterritorial CSMs falling within 1 1/2 miles of the Village boundaries are also subject to these requirements.
Preliminary Plat Review (Subdivisions)
When an owner or an agent of the owner desires to divide a lot, parcel, or tract of land for the purpose of transfer of ownership or building development where a single act of division creates 5 or more parcels, lots, or building sites, each less than 40 acres in size or when an act of division results in the creation of 5 or more parcels, lots, or building sites by successive divisions within a period of 5 years, where at least 5 of the parcels, lots, or sites are less than 40 acres in size this is considered a subdivision.
